Construction of 23 Storey Hotel and Office Development in London

The Pickstock Group, alongside Joint Venture partners UBS and BSW Land and Property, will construct a brand new, 23 Storey hotel and office development, which once complete, will have a value of over £100m

The 0.215 acre site located north of Old Street Station at 39 East Road, London has been successfully acquired by the Joint Venture partners and enhanced planning consent has been secured. The development will see demolition of the existing six Storey office building and its redevelopment to a high-quality mixed-use building comprising new office space with 17-storey Hotel above.

Consolux M&E Consulting Ltd has designed all of the MEP systems from RIBA Stage 2-5 and now is working with the contracting teams to produce the fully coordinated construction packages for the development in BIM, which has been derived from a BIM scan of the development (previously in CAD).

Consolux M&E Consulting Ltd has also carried out the energy & sustainability works such as Part L2, BREEAM (Excellent) with carbon targets expected to exceed the minimum 35% reduction over Building Regulations Part L2.

The development comprises of modular built hotel bedrooms which have been constructed off site at Elements Europe and delivered to site to form the 17 floors of hotel space, with the lower x6 floors being CAT a BCO compliant office spaces, all of which has been designed by our in house MEP Engineers.

Consolux M&E Consulting have been working with the client team for over 2 years on this project with completion set for later 2025.
